As Built Drawings

A complete set of “as-built”, or existing construction, drawings are essential to the initiation of an architectural project. I will completely measure and document, with notes and photographs, all of the existing conditions that are relevant to the project. This includes the existing structural, mechanical, plumbing and electrical/lighting systems, the existing materials and finishes, and any historical elements that could be pertinent. Site conditions, such as any easements or the location of existing trees and other landscape features, are important to the planning of any project. A complete zoning analysis will be undertaken as well to determine the buildable area of a site, or to see if a variance is required in order to build the desired structure.

Design

When the as-built conditions are determined and the zoning analysis is completed, the design phase begins. After an initial meeting with the client to determine the project goals and desires, the design process begins. During this phase, I will work very closely with the client to collaboratively achieve a design that solves the design goals, utilizing my 30 years of design experience in residential design and construction. A clear set of design sketches will be produced and, through subsequent design meetings, we will refine the design together taking into account the budget parameters set by the client.

Feasibility Studies

Some projects may require a feasibility study completed first, to determine the necessity or viability of a project going forward before a full set of design and construction documents are produced. This could be a variance process, or a consultation with staff at a Historic Commission, or even consultation with a trade professional such as a mechanical or structural engineer to determine the compatibility of the structure with any design goals.

Construction Documents

After the design process is completed, and a construction cost estimate is obtained with a building contractor, a full set of construction documents outlining all of the aspects of design that will be in the construction contract with the building contractor. This will include all of the dimensions and views for all of the building elements, all details, and all of the specifications necessary to complete the job in order to obtain the building permit and to provide a clear set of documents for the building contractor to use during construction.

Perspective Renderings

In order to help a client, or another design professional, to visualize a design direction, I will produce a 3-dimensional perspective rendering or any other design drawing necessary for complete understanding. This can be especially helpful to convey the design for any Historic Commission meetings where the material patterns and massing can be hard to understand in only plan or elevation form.
